Homeowners' Association Membership Responsibilities
Every homeowner in Cambridge Cove by virtue of being a property owner is automatically a member of the CCHOA. The rights, duties, privileges and obligations of an owner as a member of the CCHOA are set forth in, and are to be exercised and imposed in accordance to the Declaration of Covenants, Conditions, Restrictions and Easements of the Cambridge Cove Homeowners' and other CCHOA documents.
CCHOA Member obligations include, but are not limited to;
- Participation in the governance of the association through the annual election of directors,
- Payment of assessments levied by the CCHOA,
- Compliance with the CCHOA architectural design standards as administered by the Architectural Control Committee, and
- Compliance with the covenants, conditions, restrictions and easements imposed on property in Cambridge Cove.
The two most important documents for homeowners to be aware of in this regard are the (1) Declaration of Covenants, Conditions, Restrictions and Easements of the Cambridge Cove Homeowners' (Declarations); and (2) the Cambridge Cove Homeowners' Association Architectural Guidelines Standards & Criteria (Architectural Guidelines). Homeowners who rent their property continue to be responsible to ensure that their property is in compliance with CCHOA requirements. This includes the activities of their tenant. If a tenant is found to be conducting activities that are in violation of CCHOA requirements, the owner will be notified of and held responsible for correction of the violations.
Compliance with Architectural Guidelines and Standards
The establishment of architectural guidelines and standards are meant to benefit all homeowners in Cambridge Cove by ensuring compatible and complimentary architectural styles including, but not limited to exterior colors and materials, details of construction, site improvements and landscaping design. All new construction and modifications to existing building exteriors and other property modifications must follow the review process defined in Section II of the Architectural Guidelines. Reconstruction, repairs and exterior building maintenance such as new roofs, painting and siding replacement must receive prior review and approval, even if repairs do not include changes to materials, style or color.

Compliance with Covenants, Conditions, Restrictions and Easements
Cambridge Cove homeowners are required to maintain the exteriors of their buildings, other site improvements such as fences and screen enclosures and landscaping in compliance with the requirements of the Declarations; and the Architectural Guidelines. These requirements are intended to ensure that every Cambridge Cove property meet the community-wide maintenance and repair standards expected by CCHOA members as a whole, to protect property values in the community, and to help ensure homeowners experience the reasonable enjoyment of their homes and properties.
To help homeowners determine if their maintenance and repair activities meet these requirements, the CCHOA has created a Quick Index To Key Cambridge Cove Property Restrictions. This index is provided as a convenient reference guide to Cambridge Cove's covenants, conditions and restrictions, however, always refer to the original documents for precise requirements.
Inspections and Noncompliance Notices
The CCHOA management agent, Rizzetta & Company, Inc. makes monthly inspections of community properties to identify violations of the community's architectural and general covenants and restrictions. Notifications are mailed to homeowners with noncompliance items identifying the issue and requesting correction. Homeowners can contact Rizzetta by phone if they have questions regarding the notice. If after contacting Rizzetta, a homeowner still has questions or concerns regarding their compliance notice, they can contact the CCHOA directors directly by email at CambridgeCoveHOA@gmail.com.
Homeowners may also report potential violations on Cambridge Cove properties by submitting an Online Report from the Members Only page of this website. Anonymous reports are not accepted, however reports are held confidential. Rizzetta will investigate these reports and take appropriate action based on their independent findings.
