Complying with Cambridge Cove Architectural Guidelines and Standards
The Declaration of Covenants, Conditions, Restrictions and Easements of the Cambridge Cove Homeowners' gives the Board of Directors the "right, power, authority and obligation" to establish an Architectural Control Committee (ACC) as a committee of the Association. The members of the ACC are appointed by the Board. Its duties are described in Article V of the Declarations.
Architectural guidelines and standards are meant to benefit all homeowners in Cambridge Cove by ensuring compatible and complimentary architectural styles including, but not limited to exterior colors and materials, details of construction, site improvements and landscaping design. All new construction and modifications to existing building exteriors and other property modifications must follow the review process defined in Section II of the Architectural Guidelines. Reconstruction, repairs and exterior building maintenance such as new roofs, painting and siding replacement must receive review and approval, even if repairs do not include changes to materials, style or color.
The ACC Guidelines provide for an Express Approval of certain improvements. Unless a request for the following items is disapproved within 15 days, the request will be deemed approved by the ACC. Items eligible for Express Approval, must be replaced with items identical in all respects to the existing items previously approved by the ACC;
- Re-paint house exteriors and trims in the identical color,
- Replace existing screening with identical screening material,
- Replace existing exterior doors with identical exterior doors,
- Replace existing mailbox or security lighting with identical items,or
- Replace existing roof with identical roof material.
Prior to beginning any new construction, modifications or improvements to building exteriors, site or landscaping, homeowners should;
- Carefully review Article V of the Declarations and the requirements contained in the Architectural Guidelines documents for architectural control requirements. These and other association documents are available on the CCHOA Documents page of this website.
- Complete an Architectural Modifications Application Form and submit it directly to the CCHOA management agent, Rizzetta & Company to begin the review process.
- Be aware that work performed without prior ACC approval may have to be corrected at the homeowner's expense.
