CCHOA Duties

The Cambridge Cove Homeowners' Association, Inc. (CCHOA) is a Florida not-for-profit corporation organized pursuant to Chapter 617, Florida Statues with the responsibility to maintain the common property for the benefit of the community. It does this by;

  • Establishing a budget
  • Establishing reserves
  • Charges and collects assessments
  • Enforces governing documents
  • Establishes and enforces rules and regulations

To accomplish these duties the association is empowered by Florida Statute and the association's governing documents to operate and maintain the association. The association possesses all of the usual powers and responsibilities of a corporation including; it may sue and be sued, enter into contracts, acquire, sell and lease property and easements.

As described in the CCHOA Governance section of the website, a Board of Directors is elected by the membership to carry out the duties and responsibilities of the association. The board members must exercise a fiduciary responsibility, that is to act in the best interest of the association and the community as a whole and to put the interests of the association and the community before their own interests.

The board of directors is responsible for;

  • Setting policies and goals
  • Making rules
  • Making decisions
  • Representing homeowners
  • Enforcing governing documents
  • Conducting meetings
  • Maintaining property values
  • Financial stability of the association


Management Agent Duties

The CCHOA carries out many of its day to day activities through a contract with a management agent. The management agent is responsible for;

  • Carrying out the goals, policies and decisions of the board
  • Providing feedback on issues and concerns within the community
  • Providing guidance and expertise on policies and practices effective in other areas
  • Maintaining the association's official records
  • Processing financial transactions and maintaining financial records
  • Carrying out enforcement activities on behalf of the board
  • Providing administrative support for the Architectural Control Committee
  • Managing association contractors


CCHOA Services

The CCHOA's services include the following;

  • Provides decorative street lighting through a contract with TECO
  • Maintains streets and curbs
  • Maintains storm drain system
  • Maintains the gate and gate control system
  • Maintains the gatehouse and entrance video security cameras
  • Maintains the entrance area flood lighting
  • Maintains entrance landscaping inside the gate
  • Maintains street name, stop sign and speed limit signs
  • Enforces building and landscaping maintenance standards
  • Establishes and enforce architectural standards
  • Supports the Cambridge Cove Social Committee
  • Operates CCHOA website, www.CambridgeCove.org
